Is “Spring Selling Season” Also Spring Buying Season in Australian Real Estate?
Spring has officially arrived, and with it comes one of the busiest times in the Australian property market. We often hear about the “spring selling season,” but the real question for buyers is: Is Spring also the best time to buy?
The short answer is yes — and here’s why.
More Listings, More Choice
Historically, spring sees the highest number of new listings hit the market. According to long-term trends, sales volumes rise by around 8% from winter to spring, and auction activity can jump by more than 30%.
This influx of stock means buyers aren’t stuck with slim pickings. Instead, spring offers more opportunities to compare, negotiate, and find the right property — whether that’s a family home or an investment.
What the Data Is Telling Us Right Now
The latest Cotality Housing Value Index (September 2025) highlights how momentum is building across the country. National dwelling values rose 0.6% in both June and July, pushing quarterly growth to 1.8%.
Research Director Tim Lawless notes:
“The first rate cut in February was a clear turning point for the housing market… and the additional cut in May further fueled positive sentiment.”
With borrowing conditions easing and buyer confidence returning, this spring is shaping up to be one of the most active markets in recent years.
Do the Best Properties Come to Market in Spring?
Yes — and it’s no accident. Many owners of premium properties hold back until spring to sell, knowing their homes present best when gardens are in bloom and natural light is abundant.
Cotality’s report also shows that nearly 45% of Australian suburbs are now at record highs, with Brisbane leading the way at nearly 79% of suburbs at peak values. This strength suggests that high-quality stock is not only being listed but also being well received by active buyers.
Spotlight on Ipswich: High Growth, Still Affordable
While Brisbane is leading national growth amongst the larger capitals Ipswich continues to stand out as a sweet spot for buyers.
What makes Ipswich unique is its balance of affordability and momentum. Median house prices remain significantly lower than Brisbane’s inner and middle-ring suburbs, yet the area has been recording above-average annual growth thanks to strong population inflows, new infrastructure spending, and rising rental demand.
Inner Ipswich experienced 12-month growth of 10.1% to a median of $745,264 according to the Cotality Housing Value Index (September 2025). With yields around 4% this equates to total returns in excess of 14%.
For buyers, this means Ipswich offers a rare combination: entry-level price points, strong yields, and proven capital growth. In a competitive spring market, it represents one of the most compelling opportunities for both homebuyers and investors looking for value without sacrificing growth potential.
Why This Spring Is a Buying Opportunity
For buyers, the season offers:
The Verdict
Spring isn’t just about selling — it’s also one of the best times to buy. More listings, higher sales activity, and the release of premium stock create a rare alignment where both sides of the market benefit.
For well-prepared buyers, spring 2025 offers not only more options but also the chance to secure quality property before further growth takes hold.
